    any experienced builders, inspectors, brick masons? Water/moisture problem w/new home

    We bought a new construction home in October and the builder has been great... last week we noticed a smell coming from my daughters room and after a lot of searching we figured the smell was coming from the outlet and it had moisture on the inside of the plate, the builder came right over and recaulked the window thinking it was the problem but my uneasy feeling made me call my home inspector who found moisture behind the drywall in her room and adjacent bonus room, the builder removed a couple of pieces of sheetrock and sure enough the paper backing on the insulation was wet (the smell)... it's an all brick home with no signs of leaks from the attic down (the rooms are on second floor and get alot of afternoon sun)... the builder is baffled and thinks the home is "sweating" but all signs tend for me to belief no way... Any ideas how the moisture is getting in? Attic is dry and it's not going to second floor, no signs on ceiling or floor, just inside the 2 walls... I thought maybe the moisture is getting between the brick and plywood but these is tyvek moisture barrier on the outside of the plywood...

    any ideas or thought appreciated!! thanks! Greg

    Most brick walls have weep holes on the bottom outside to allow air ventilation and for moisture to "weep" out.

    Weep holes are either made from a thick plastic straw or sometimes the mortar is left out of a side joint like every yard-ish.

    If the mason is a slob while he's building the wall he could get too much mortar spillage behind the wall blocking the weep holes.

    Just a thought

        Hey Luey, can you let us know what it ends up being? I only have limited experience with sweating in older homes, and we were warned about heavy vapour barrier and getting air tight seals in wood framed homes. I'd be interested to find out what it end up being.
