When I bought the house I live in now, we met with the builder before he broke ground and we made changes to the original blue prints in order to get the price down $10,000, into the range we could afford. One of the items we changed was moving two exterior walls in alittle so the square footage of the house would make the price drop. He built the house to our specs, inside and out, but we never received an updated blue print of the new dimensions. We only had the original blue prints (and copies) with pencil markings of the changes.
This was five years ago, and we have always assumed our house was 1560 sf living, opposed to the 1620 sf living of the original blue prints.
We have been trying to sell this house for the past four weeks and have been advertising that it was 1560 living. We finally get an offer, and it is an OK one for the 1560 living. We counter back and forth a couple times and finally the potential buyers say $122 a square foot is the most they want to pay. Our realtor kept saying this house looks bigger than 1560. My wife, who doesn't throw away anything when it comes to papers, etc, digs out her "house box" that contains everything from the blue prints to the receipts to the light bulbs the builder bought.
Our realtor quickly looks at the blue prints of the 1620 living area, and measures. The builder never moved the walls in!!! The value of our house just increased in value. We just put in one more counter offer agreeing to $122, but at 1620 living. I hope they take it.
My wife dug alittle deeper and pulled out the appraisial from five years ago, it clearly reads 1620 sf, we never saw it, we were too busy looking at value.
