    Roof being done

ok so what do you guys think of $7500 cap for having a roof redone? shingles stripped, any rotted boards replaced, chimney repointed, facia and rake boards replaced?

Depends on the size of your house, the quality of the replacement shingles, and the shape of your roof. If you have a 1200 sq ft ranch and you're not getting premium shingles, I'd say $7500 is too much. Bigger house, upgrade shingles, a few extra angles on the roof and I'd say it sounds pretty good.

That's not that bad Sean considering the amount of work you are having done, three years ago I just had a partial area done where we had a leak, no boards replaced just the tar paper put down and a some new shingles not really much involved and that was $2.200

Make sure the metal flashing is used around the chimney and not just tar. I would also keep in mind times are hard, call a few more companies and do some comparative shopping, after you get a quote let them know who you spoke with and have them beat the price.

i guess i shoulda specified in my post, the works being done. we found $7500 to be the best price we could get. I wanted to compare what others have paid in the past. just curious as it's the first time i've needed something this big done

oh and that's the cap for 5 days if they finish earlier it'll be cheaper.

he's using 30 year shingles, and metal flashing. and snow ice guard. plus he's fixing a loose post on my deck. and some other small things around the house. I'm useless when it comes to home repairs

Sounds decent, but like others have said, it depends on the size of your house. I've been pricing recently and mine would be a little cheaper, but my house is relatively small.

After the hurricane I needed a new roof. It cost me $5,500 but my roof is not real big. My house is a two story so it makes the roof about 75% of a one story.

it's not bad if they are re-doing all of it. My home is 1700 square feet and they wanted about $4500 just replace the shingles ...if anything else was damaged it would be more

Ours was 6500 with all the plywood replaced, all the soffits and fascia redone with aluminum in 2004/5 thanks to the triple hurricane hit we took.

when i bought my house there was a huge part that needed to be replaced so they recommended us to do the whole thing, but the inspection guy said the rest still had like 10-15 years left, so I got up on the roof with my step dad and we did it for less the $125 ourselves

Experienced Mexicans roofers are just as good as anyone...they are just cheaper because many times it's under the table stuff.
