    The really sad part about that. Is we did hire someone to give the house a head to toe check. It passed inspection with a few ticks here and there we replaced. It don't matter if you hire an inspector, they cannot see the future.

    From friend to friend, I hope you got a loan and put money in there for a sponge account.

    Why is that?

    Well, my wife and I bought this house in 1996. It was our dreamhouse! The only thing I didn't like was the last owner was overweight and instead of mowing his front hill he decided to pour cement down the front of it. Solved the problem but it looked like an eye sore. We thought we had a deal for $60,000. Right?


    Nope. It seemed like the first year was hell. First the water heater completely died. Then the basement pipes mysteriously froze over, cracked and flooded the basement.

    The walls literally began to fall in. The ceiling fan in the living room came crashing down in the middle of the floor, missing our three year old by inches!
    Then the topper, the front porch collapsed after a big storm and we had to prop it up with beams other wise the roof above the porch would have came down. It cost us a fortune to hire a contractor to fix the porch.

    After all was said and done, we had to come up with nearly $15,000 in repairs that year. We robbed Peter to pay Paul and we still owe money.

    What saved us, was the fact we were able to sell that house and break even.
    I think we still probably owe a grand to someone somewhere.

    Just make sure you are ready to take on the mistakes and repairs that will pop up and they will grab your wallet faster then anything.
    I am much more happier renting a house these days then owning. Call me stupid but when something breaks, it isn't my problem anymore. I like that idea much better!!
